A significant redevelopment initiative is taking shape in Mumbai's historic Kamathipura neighborhood. On September 17, the Maharashtra Housing and Area Development Authority (MHADA) formalized the launch of the long-awaited 34-acre cluster redevelopment project by signing a Construction & Development Agreement with a consortium of developers, including Bhagirathi Housing Pvt Ltd and Mathi Developers Pvt Ltd. The groundwork for this ambitious project is anticipated to begin around the festive season of Diwali.
During the signing ceremony held at MHADA's headquarters in Bandra, MHADA Vice President and CEO Sanjeev Jaiswal remarked that this agreement signifies a pivotal moment for the long-planned project, transitioning it into the execution phase. He emphasized the goal of modernizing Kamathipura while ensuring residents' safety and dignity, and maintaining the area's historical essence.
- Comprehensive redevelopment — The project covers Lanes 1 to 15, addressing the needs of approximately 8,001 occupants.
- Enhanced living conditions — Residents will receive 500 sq ft rehabilitation flats during the transition.
- Infrastructure improvements — New facilities will include green spaces, upgraded sewage systems, and earthquake-resistant structures.
Kamathipura has a rich history dating back to the late 18th century, originally serving as a settlement for construction laborers. Over the years, it evolved into a well-known red-light district, characterized by aging chawls and narrow lanes. The current redevelopment plan aims to unify the area rather than implementing piecemeal fixes, which MHADA sees as essential for improving living conditions.
The redevelopment will provide substantial benefits to both residential and commercial tenants. For instance, commercial tenants will have rehabilitated premises with set monthly rents based on their size, while landowners will receive compensation during the redevelopment period. The project is expected to generate around 44,000 sq m of new housing stock, translating into approximately 900 additional housing units.
